Rent Payment
These payments to be made on or before the due date. RENT MUST BE KEPT AT LEAST TWO WEEKS IN ADVANCE.
Payment Options
Deposit book - At any BANK SA bank $10.00 per book
Direct Debit – To Luke & Associates
Internet banking – Reference must be noted.
Cash payments – Can be made at the office between office hours 9:00am – 5:00pm. Please have the correct amount, change not keep on premises.
Electricity - Gas - Phone
It is your responsibility to have gas, electricity and phone connected at your home. Direct Connect offer free services that can help you. Please see application form in download forms.
Bond
Bond paid at he commencement of tenancy will remain lodged with the Office of Business and Consumer Affairs until the expiration of you lease.
AT NO TIME WILL THE BOND BE REMITTED IN PART.
Pets
Do not keep any animals (including reptiles and mammals), birds or poultry on the premises unless the Landlord has granted prior written approval. If approval is given, it will be subject to no complaints received and no damage caused by the pet. The tenants at their expense must rectify all damage caused by their pet.
Repairs & Maintenance
Please report all maintenance to office as soon as possible. PLEASE DO NOT ORGANISE YOUR OWN MAINTENANCE.
Lawns & Gardens
The tenants agree to maintain the lawns and gardens by watering at least twice a week in summer in or accordance with Local Council – SA Water Regulations. The tenants must keep lawn healthy, short and tidy. You are responsible for lawns, paved areas and garden beds. All rubbish to be removed from the property.
Water
The tenants acknowledge that they are liable for all or part of the water supply and usage as specified in the lease agreement. The account is due and payable with 14 days of receipt of the invoice.
Smoke Alarms
Please ensure smoke alarms operate at all times with batteries being regularly checked. Contact the office immediately if alarm is inoperable.
Additional Tenant
Approval of an additional or change of tenant must be sought and received by the Property Manager.
Dangerous / Illegal Substances
No dangerous or illegal substances will be allowed on the rented premises. Termination of your lease will apply if non compliance.
Insurance
You must arrange insurance cover for your contents and personal effects as from the commencement of your tenancy. The Landlord is not responsible for any loss incurred by the tenant.
Strata / Community Titles
All tenants are required to comply with all Strata rules and regulations where applicable.
Routine Inspections
Please be advised that as Rental agents, we are obliged to inspect all premises regularly. This occurs every 3-4 months and you will receive advance written notice.
Keys
At the expiration of your tenancy, all keys and your deposit book must be returned to the office. Rent charges will continue until ALL keys are returned. In the event of the tenants locking themselves out of the property after hours, a $100 after hour’s fee will be applicable. If this is not suitable the tenant may engage a locksmith at his or her expense. A duplicate key MUST be made available to Luke & Associates immediately.
Carpets
We recommend carpets to be professionally cleaned at the end every 12 months. A copy of the receipt to be given to the office when vacating the property. Please do not use self-hire carpet cleaning machines, use only reputable professionals. Damage created through the misuse of machines becomes your responsibility.
Property Manager Availability
Our office hours are 9:00am – 5:00pm Monday to Friday. Please contact our office for any queries you might have and maintenance required. If you need to speak to the Property Manager in person, please make an appointment as they are not based in the office for the complete day.
Smoking
Smoking indoors is NOT PERMITTED. |
