Be sure not to fizzle when...                                 the summer starts to sizzle!

There is a belief that selling your property in summer is difficult. Due to having the added stress of Christmas and the holidays around it. Generally this is when people have  more time to actually visit property and to look in depth online at properties.

There are also some great reasons to sell in summer and its perfect if you have a property that has any of these:
  • Great working air-conditioner
  • Has a pool
  • Near the beach
  • If you have great outdoor entertaining spaces  perfect for that summer barbecue

Whilst it’s not a problem to have a Christmas tree and decorations up whilst the property is open for inspection, our suggestion is to make sure that your photo’s are taken prior to this just in case the property does go over into January. Also we would suggest to only keep the decorations at a minimum, remember the golden rule...
de-personalise your home for the potential purchaser to be able to imagine themselves as it were there home.

If you require to sell a property in summer and you don’t think your property meets the above criteria doesn’t mean that your property isn’t going to sell, it means we as your agents need to go through the property and find the suitable summer attributes for the current market.

5 interior styling tips to make your home sizzle this summer

After an extremely long, wet winter and pretty mild Spring (so far) here in Adelaide it is so exciting to be finally talking about and looking forward to Summer! And what better topic to be discussing (except maybe sipping cocktails by the pool) than styling your home for the season? If you feel it’s time for a change, then here’s my list of top 5 styling tips to make your home sizzle!
1. Don’t be afraid to use colour and pattern

Summer is the perfect time to inject some more personality into a space through the use of colour and pattern. You don’t have to do anything crazy like paint your walls lime green but you could try taking small steps like switching out your current cushions with new ones like these I found at Kmar
t [http://www.kmart.com.au/product/coastal-stripe-cushion/707407]  or maybe brightening up your walls with some new art.

Here are some awesome options:

‘Chroma’ canvas - Freedom https://www.freedom.com.au/decorate/wall-decor/canvases/213/23754836/chroma-i-60x80cm-canvas?reflist=decorate/wall-decor/all-wall-decor

Mercer + Reid ‘Mint Novella’ Summer Canvas - Adairs

Living Space Geo Triangle Canvas - Spotlight

2. Prep to party

Summer is all about spending time outdoors - swimming in the pool, having BBQs with friends. My advice here would be to start prepping your outdoor areas NOW. I think we often underestimate how much work really needs to be done outside and how long it takes. Block out a couple of weekends and devote them to gardening, general tidy up etc. Also check your outdoor furniture. Sometimes it can become a bit shabby over the Winter - it might be the time to replace worn out seat cushions or oil the deck for exam

3. Declutter and organise

We have just gone through a major Spring clean here at our house and I would urge you to do the same. I feel like a huge weight has been lifted off of my shoulders knowing that we have done a thorough decluttering! Start small. Not everything has to be done at once. Set up a schedule and work methodically - it’s the only way it is going to get done. Don’t be afraid to give or throw away things you don’t need. You shouldn’t feel guilty. Realise the objects have served their purpose and now it’s time to move on! I would also recommend spending the money to get proper storage solutions - I promise it is worth it. If you want to read some more tips about getting organised (and get my free checklist), you can read more her
e: [http://www.gorjodesigns.com/blog/5-things-that-you-can-get-organised].

Make way for the new things that will be coming into your home over the Christmas and New Year period and free yourself up to buy what you want at the sales!
4. Bring the outdoors in

I’m noticing a massive plant trend at the moment. Plant prints and cacti are popping up everywhere! It may not be everyone’s thing, but for those of you who love this look, then you’re going to find it super easy to source some new items for your home. Check out these cool cactus print outdoor cushions from Target
[https://www.target.com.au/p/cactus-print-outdoor-cushion-6-cm/5963251]
and this awesome palm leaf canvas print from Kmart

If you want to incorporate this look on a more subtle level, then I would suggest something like this Home Republic ‘Amsterdam Photographic Print Hortus’ from Adairs

5. Let the light in

This is a big one. Bring life into your space by letting as much light in as possible. Get rid of heavy drapes and replace them with lighter fabrics. I’m also a huge fan of shutters/Venetian blinds as they allow you to easily control the amount of light you let in. Also, be mindful of how the surfaces in your space reflect or absorb light - in general I like to go with lighter, brighter colours. But be aware of the light bouncing around too much.
Well now its time to take all of Zoe's tips and put them into action!

I prefer light colored themes when it is summer. The cool colors help the ambiance to cool down from the hot phase. I really love the season summer, it is really something. It is a great time to bond with your family. Sometimes, I prefer renting a house with a pool for us to have the vacation there instead of beach because summer is for the beach and beaches are crowded during summer. I consider good interior designs in choosing a vacation house.

This is very interesting! My uncle actually wants to sell their summer house. The property has the things that you mentioned at the beginning. They are going to sell it because they plan to build a new one in a different place. I hope someone will buy it, because just like them, I am excited to see the construction of their new summer house. I guess it will be a bigger one. Your blog really help me. I will surely recommend this to my uncle, and probably to my other relatives.

It might be useful to also look at the decline of tied homes in rural communities. Bert lives in one, as does Will - but most others in Ambridge are gone. Low agricultural wages plus lack of housing are cause serverev problems in rural communities.
