It's a questions often asked of us when we are meeting with vendors. A house is a major investment and vendors want to know that they are going to achieve the best possible price for their property when they are looking to put it on the market.
Firstly, you have to ask yourself one question..."what is my motivation for selling". Your motivation for selling will ultimately determine when the property is placed on the market. It's up to us, as your agent, to ensure that the property features are best showcased no matter when your property is up for sale.
There are some factors that you could consider when placing your property on the market. For instance, the seasons of the year:
- Spring - If you have a house which one of its great features is its garden, or large windows overlooking natural scenery, then spring would be a great time to showcase that feature.
- Summer - If you have a house with a pool this would be a great time to show prospective purchases where they could be spending their time during the hot days Also make sure you have good working air-conditioning or a naturally cool and well-ventilated house, if selling in summer.
- Winter - a home with a beautiful fireplace can showcase the warmth that it creates during the winter season. It is also a great time to show a house with a lot of western facing windows that would otherwise be incredibly hot in summer, but will create a nice warmth in winter.
- Autumn - the milder weather of autumn means that people are more likely to be out and about- the winter blues haven't set in yet, but the searing heat of summer has past. According to RP Data study, autumn was the best season to sell a house compared to the other seasons.
However there are other reasons you may wish to sell your property, such as you having purchased another property or tenants are vacating your investment property. Sometimes these don't line up with the best season for your property, but that's why we're here to help. We can advise on the best way to showcase your property, no matter when you need to sell.
